Is it fixed? The tenant's answer on a repair
When you mark a repair fixed, the tenant is asked whether it is. A yes is recorded; still a problem opens it again.

Marking a repair fixed asks the tenants, in the update they receive and on the repair in their portal, whether it is fixed.
Who this is for: letting agencies and landlords.

A repair: the tenant’s description, status, and every update with who and when.
What you are deciding
What to do with each answer.
Your options
- Yes. Recorded on the repair's history with the time. The repair stays fixed and you can close it.
- Still a problem. The tenant says what is still wrong. The repair goes back to in progress and you are told. Its original target date stays as it was, so it may show as past target straight away.
- No answer. After seven days the tenant gets one reminder. After 14 days without an answer, "Not confirmed" is recorded on the history and nothing more is sent.
How to do it
- Mark the repair fixed, with a note for the tenant if it helps.
- Watch for the tenant's answer on the repair, or in the repairs report.
- If it is reopened, read the tenant's note and arrange the next visit.
A worked example
A dripping kitchen tap is reported on 30 September 2026 and marked fixed on 5 October 2026. The tenant answers on 6 October 2026 that it still drips at night. The repair goes back to in progress with its routine target of 28 October 2026 unchanged, and the agency is told. A second visit fixes it on 9 October 2026, the tenant says yes, and the repairs report shows it as fixed with one reopening.
What Abide.Rent does for you
- Asks the tenant in the update message and on the repair.
- Reopens the repair and tells you when the tenant says it is still a problem.
- Sends one reminder, then records "Not confirmed" after 14 days.
- Shows each answer in the repairs report.
If something goes wrong
- “Say what is still wrong, so it can be looked at again.”
What to do: If you answer that it is not fixed, write what is still wrong. - “You have already confirmed this repair is fixed.”
What to do: Your answer is recorded. Report a new repair if something else breaks. - “Only the tenant says whether the repair is fixed.”
What to do: Agents and landlords mark it fixed; the tenant confirms.
Common mistakes
- Closing a repair the tenant has said is still a problem without a note on why.
- Expecting the target to reset when a repair is reopened. It keeps its original date.
