Is there a free trial?

Yes — a one-month free trial of every feature. No card needed.

Do landlords or tenants pay?

No. Landlord and tenant logins are always free.

Can I cancel any time?

Yes, in the app. Nothing is deleted.

The Renters’ Rights Act

Can a tribunal raise the rent above what I asked?

No. It can only confirm or cut it. If it decides after the date on your notice, the new rent starts from the first rent day on or after the decision — no backdating.

When do I register on the PRS Database?

It depends on the region. The West Midlands opens first on 15 December 2026; every landlord must be registered by 14 November 2027.

Which duties can an agent take on?

Only Right to Rent and gas safety, and only in writing. Everything else stays with the landlord.

Is this legal advice?

No. Abide.Rent keeps the record and the dates. A solicitor advises on your case.

Using Abide.Rent

Does it replace my CRM?

No. It works alongside Reapit, Alto, Arthur or any CRM, adding the compliance layer they don’t have.

How do I get my properties in?

Upload a spreadsheet or CRM export. Every property is scored straight away.

We are switching from another system, or our records are in spreadsheets and folders. Can you help?

Yes, free. Send us your export, spreadsheets or a ZIP of your documents and we import your properties, tenancies, landlords and certificates for you. You check the result before anyone is invited.

Do you file the PRS Database registration for me?

No. We track readiness and deadlines; registration is done on the government service.

Is there an API?

Yes, for reading your data. Serving a notice is never done through the API.
