Gas record for 22 Bank Street appears in “due soon”, with who arranges it.
Reminder to you; the landlord is copied because the duty is theirs.
Engineer does the check and emails the certificate.
Uploads it from your phone at the property. New expiry set, score back to green.
A rent increase you can evidence does not help if the certificates are missing when you need them. Safety documents and property numbers sit on the same file as the notice — not in a side folder.
Gas, electrics (EICR) and EPC have expiry dates. The deposit has the scheme and the date it was protected. The list across your portfolio shows the gaps: due soon, expired, not on file — so you chase them before a claim needs them.
“Flat 2, 49 Essex Dr” and “49a Essex Drive” can be the same home. The Unique Property Reference Number (UPRN) is the stable id. It is free. It is what lets a tribunal decision nearby be matched to this home with any confidence. The title number sits next to it for ownership.
The government’s register will later issue a landlord number and a property number. We keep empty slots for both. We do not file that registration, and we do not invent the numbers.
Only gas safety and Right to Rent can move to an agent, and both need it in writing. A certificate date on the file is not the same as who is legally responsible. The duties view shows who that is.
