Contractors never need an Abide.Rent account. Each job has its own link, which expires, can be revoked, and turns read-only once the job is done.

• Your contractor list: trades, the postcode districts they cover, and insurance expiry — flagged when missing, expired or due within 30 days.
• Jobs from a repair, a certificate renewal or an inspection, or on their own.
• The contractor accepts, books the visit, adds notes, uploads photos and certificates, and marks it done.
• You approve or reject each certificate. Approved, it goes on the property with its dates — and to the tenant if you choose.
• No one for a trade in that area? Find local contractors from Google Maps listings near the property, check them, and add them to your list in one step.
• Book a visit and the tenants are told the day in writing; every message about the job keeps its sent, delivered and opened times.
