About Abide.Rent
England. Private rented sector. The ledger for the Renters’ Rights Act 2025.
Last updated 1 October 2026
Abide.Rent is the ledger for the Renters’ Rights Act 2025. England only. Private rented sector. The useful question is whether a rent increase will survive — not whether a tool can fill in a form. We are not the government’s register.
One-month free trial of every feature. No card needed. After the trial, Portfolio is £8.99 a month including 3 properties, then £2.00 for each extra property (£1.00 from the 21st). Paying yearly saves 30%. Or stay on Solo, which is free for 1 property. On Solo, a new rent increase or evidence bundle is a one-off pack: £29 for a rent increase, £120 for an evidence bundle. Tenants never pay. Control follows payment. Evidence does not.
What we do not claim
We do not invent testimonials. We do not claim an Alto API. We do not serve a notice over an API. We do not register landlords or properties on the government’s PRS Database.
We do not treat determinations as a street-level pricing feed. We do not say evidence raises the rent. Ground 8A does not exist.
How we write and check what we publish
Guides, blog posts and the help centre are written by the team that builds Abide.Rent, from the same rules the product runs on. Prices on these pages are generated from the same pricing rules the product bills by, and automated checks flag out-of-date or overstated wording before a page is published.
Every page shows when it was written and, once checked against the primary sources below, when it was last reviewed. Tribunal figures come from published First-tier Tribunal decisions that we read and code ourselves; each figure names its sample and date. We do not publish testimonials, star ratings or customer logos we do not have.

Primary sources
Guides marked “Reviewed” were checked against these sources on the date shown. Guides marked “Written” have not yet had that check. A review date is the date the page was read, not a warranty. We do not file tax returns and we do not file the PRS Database.

Standing caveats
Nothing here is legal advice. The two liability-transfer mechanisms turn on the exact wording of the agreement.
The 60%, 40% and 5% tribunal figures come from Abide.Rent’s analysis of the first 77 tribunal decisions under the new rules. Tribunal data is Open Government Licence v3.0: Contains public sector information licensed under the Open Government Licence v3.0.
