How it works in detail

Only two duties can move to an agent, and both must be in writing: Right to Rent and gas safety. Everything else stays with the landlord, whatever the management agreement says.

The exact wording matters. A housing solicitor confirms that, not us. We show two columns: who does the task, and who is still legally responsible — including on a let-only or rent-collection job.

Per property, not per landlord

The same landlord can have one property fully managed and the next self-managed. The service level lives on that property. A single “this landlord is fully managed” switch would be wrong.

Doing the task is not the same as being responsible for it

An agent can chase a gas certificate on a fully managed job and the legal duty can still sit with the landlord. We keep both columns. That is what you still need after the instruction ends.

The name of the service is not the duty

Let only is also sold as tenant find. Fully managed is also let & managed. Guaranteed rent is a commercial promise — the named landlord is still the landlord. Rent-to-rent is a different legal shape: the operator is the immediate landlord of the person living there, so that tenancy is self-managed.
