Today, without it

  • Email the PDF and hope it was opened
  • No record of when the tenant got it
  • Months later, nobody can prove it
  1. Day 1
    You

Uploads the certificate and marks it given to the tenant.

  2. Day 1
    Abide.Rent

Sends it to the tenant’s portal and email; the 28-day clock starts.

  3. Day 3
    Tenant

Opens it on their phone and taps “I’ve received this”.

  4. Day 3
    Abide.Rent

Keeps the date it was given and the date it was confirmed.

What changes for you

  • Proof the tenant got it, not just that you sent it
  • A reminder until it is confirmed
  • Handed over outside the app? Record the date anyway
How it works in detail

Having a valid certificate is half the duty. The tenant must also be given a copy — for a gas safety record and an EICR, within 28 days of the check.

What happens

  • When a certificate is uploaded, it is given to the current tenants automatically (or later, with one click).
  • Tenants see it in their portal, download it and confirm they have received it.
  • The property shows a “Tenant copy” column: given on, confirmed on, or still due.
  • Until it is given, a 28-day reminder runs for whoever is responsible.

The record shows what was given and when. Whether that meets the rules in a particular case is a question for your solicitor.
