How it works in detail

The landlords who kept their full figure at the tribunal brought achieved rents for similar homes nearby. Asking prices and portal guides on their own lost. The comparables locker makes the strong kind easy to gather while you price the increase.

Three ways to add one

  • From your lettings: any of your own lettings in the last 18 months, current or ended, in one click.
  • Upload: an agent’s letter or a let-agreed listing with its date (PDF or photo, up to 10 MB), with the key details.
  • Type it in: address, postcode, bedrooms, type, furnished, rent and the date it was let.

Graded against the home you are reviewing

  • Strong, usable or weak, with the reasons and any mismatches — bedrooms, type, furnishing, distance, how long ago it let.
  • Achieved lettings need an address, postcode, bedrooms and let date. Asking rents are allowed but always marked as weak evidence.
  • Adjustments with a reason and an amount, such as −£50 a month for no parking, and the adjusted figure.
  • The summary: “2 of 3 strong comparables · proposed rent at the 62nd percentile”.

Feeds the rent range

When there are enough strong or usable comparables, the suggested range is worked out from them first. Without them, an area average (ONS or Local Housing Allowance) is shown and labelled as an area average, not evidence — and it is never used to count up potential uplift.

Into the evidence pack

The pack lists achieved lettings first, each with its adjustment table and document, then tribunal decisions, then asking rents marked as weak. It is marked ready at three strong achieved lettings, and says how many more are needed until then.

The tenant does not see your comparables before the notice is served. Not legal advice.
