How it works in detail

The government’s Private Rented Sector Database does not open everywhere at once. It opens in the West Midlands on 15 December 2026 and then one region a month, each with a window of 3 months: East of England, East Midlands, South East, Yorkshire and the Humber, North West, North East, London (15 July 2027, deadline 14 October 2027) and finally the South West. Every landlord should be registered by 14 November 2027.

Abide.Rent works out each property’s region from its postcode. Where a postcode area straddles two regions — Stockport, Sheffield, Peterborough, the edges of London and others — we check the exact postcode against the official lookup rather than guess. You can always correct the region by hand.

What you see

  • A region table: how many of your properties sit in each region, when it opens and the deadline.
  • Per property: the region, the date registration opens there and the date it must be done by.
  • A register pack for each property: every item the GOV.UK “Register your rental property” service is expected to ask for — landlord names and address for notices, the property’s address, type and bedrooms, gas, EICR and EPC records, any licence — marked ready or missing, with what to fix.
  • A fee planner: £65 for each property, by the month its region opens, over the next 12 months.
  • Slots for the landlord number and the property number once the register issues them, and a yearly renewal reminder from the date you registered.

Why the date matters

Once registration is required for the property, an unregistered landlord cannot obtain a possession order except on grounds 7A or 14. Adverts will have to show both identifiers once the government's later advert rules start. Our possession checks use the property’s own regional date, not a single national one.

What we will not claim

Abide.Rent never registers for you. We are not the register, there is no public API, and the landlord registers through the government’s service. Their fee is £65 per property per year, renewed every year. An assistant connected to Abide.Rent can prepare the pack, but it cannot register either. When you have the numbers, you enter them; we store what you tell us.

Abide.Rent is at work

Peace of mind for less than a coffee.
