PRS Database register pack and renewals
Each property's register pack lists what the government's form asks for, ready to copy, with what to fix first. The landlord registers, pays the yearly fee and renews each year.

Registering a property on the PRS Database is done by the landlord on GOV.UK. The register pack gathers everything the form will ask about one property, so the landlord, or the agent helping them, has it at hand.
Who this is for: letting agencies and landlords.
What you are deciding
Which properties are ready to register now, what to put right first, and when each registration renews.
Your options
- Ready to register. Every item is on file. Open the pack, copy each value into the form on GOV.UK and register.
- Items to fix first. The pack says what is missing, such as a gas safety record or the landlord's address for service, and links to where to add it on the property.
- Registered. Both numbers are recorded. The renewal date is set a year on and appears in your deadlines.
- Leave it to Abide.Rent. Not possible. Abide.Rent does not register for you or pay the fee: there is no way for software to register on a landlord's behalf.
How to do it
- Open PRS Database and select Prepare registration beside a property.
- Fix anything marked missing. Each missing item links to the page where it is added.
- The landlord opens the government's service from the pack's link, registers and pays the yearly fee.
- Copy each value from the pack into the form with its Copy button.
- Record the Landlord Registration Number and the Property Registration Number on the property. The renewal date is set a year on.
Renewals
Registration lasts a year. Each registered property shows the date it renews, and the renewal appears in your deadlines as PRS Database renewal, with reminders before it is due. Renew on GOV.UK, pay the yearly fee again, and record the renewal here.
Fees over the next 12 months
The PRS Database page shows, month by month, how many first registrations fall due in each region's window and how many renewals, with the fees they add up to. The figures come from the government's yearly fee; the landlord pays it to the government, not to Abide.Rent.
A worked example
An agency manages 18 properties in the West Midlands. On Monday 4 January 2027 it opens PRS Database: 12 packs are ready and 6 have items to fix, four with no EICR on file and two with no address for service for the landlord. By Friday 15 January 2027 the agency has uploaded the EICRs and the landlords have given their addresses. Each landlord registers on GOV.UK with the pack beside them, and the agency records the numbers. When it opens the page on Wednesday 1 December 2027, the fee table shows 18 renewals due in January 2028, and the agency tells the landlords.
What Abide.Rent does for you
- Builds a register pack for each property: every item the form asks for, ready or missing, with a copy button.
- Links each missing item to where it is put right.
- Shows the region's window and deadline, and the yearly fee as the government sets it.
- Tracks each renewal date and reminds you before it falls due.
- Shows the fees over the next 12 months, month by month.
If something goes wrong
- The pack shows items as missing
What to do: Each missing item links to where it is fixed, such as the property's certificates or the landlord's details. Fix those, then reopen the pack. - The window has not opened for your region
What to do: Registration opens region by region. The pack shows the opening date and deadline for the property's region. - Abide.Rent did not register the property
What to do: Abide.Rent prepares the pack; you register on GOV.UK yourself, then record the two numbers here so the renewal reminder starts.
Common mistakes
- Expecting Abide.Rent to register or renew for you. The landlord does both on GOV.UK.
- Registering with an expired safety record. The pack marks an expired record as missing.
- Forgetting to record the renewal. The deadline stays open until you do.
