How it works in detail

Today each repair has one target, set by you: by default 24 hours for an emergency, 7 days for urgent and 28 days for routine. Awaab’s Law in social housing works in stages instead. A private rented version has been proposed and is being consulted on.

The stages

  • Make safe, for an emergency.
  • Investigate.
  • A written summary to the tenant of what was found and what happens next. Abide.Rent emails it to the tenants and keeps it on the repair’s trail.
  • Start works.
  • Complete.

Proposed, not law

The staged ruleset is switched on per account and every stage is marked as the proposed standard. Your own targets remain the default. When the regulations for private renting are made, the dates will be updated to match. Not legal advice.

Tenants: to report damp or mould in writing, use the free damp and mould report letter.
