Who usually does the task, by service level — and who carries the legal duty. Only Right to Rent and gas safety can move to an agent, and only in writing. A housing solicitor confirms your wording.

What changes for you

  • Each adult checked and dated
  • Follow-up checks never forgotten
  • Clear whether it is your duty or the landlord’s
How it works in detail

A Right to Rent check is quick. Proving it later is the hard part: who looked at what, on which day, and whether anyone remembered the follow-up for a tenant with time-limited permission.

What is recorded

  • Each adult occupier on the tenancy, checked one by one.
  • How: documents seen in person, the Home Office online service with a share code, or a certified identity service provider.
  • When it was done and who did it.
  • For time-limited permission, the date the follow-up check is due — it appears on the dashboard and in the calendar feed.

Right to Rent and gas safety are the only duties that can move to an agent, and only in writing. The property’s service level shows whose duty it is, so the reminder goes to the right person.
