How it works in detail

The start and end of a tenancy are where records go missing: keys, meter readings, the inventory, a forwarding address, and at the end an argument about the carpet. Abide.Rent keeps each step with the date and who did it, and asks the tenant to confirm the list.

At move-in

  • Inventories and check-out reports sent to every named tenant, who agree or comment on the record.
  • Guarantors and their signed guarantee kept on the tenancy.
  • The written statement, deposit protection, prescribed information, safety records and Right to Rent tick themselves from the record.
  • The landlord's address for notices must be on record before the list is signed off.
  • The tenant confirms the list, or says what is not right, from their portal.

At move-out

  • Rent arrears are filled in from the rent account.
  • Each other deduction carries its check-out photos, quote or invoice.
  • The tenant agrees or disputes each one, with a reason; the undisputed part is shown as due back now.
  • Agreed: a 10-day release date is set and chased. Disputed: revise and send again, or record the scheme's decision.
  • Every message, answer and release is in the trail, and the deposit's outcome is kept.
