Your targets, not legal deadlines: Abide.Rent shows the clock you set, so you can see what is late before anyone else does.

• Tenants report from the portal with photos; staff can log a repair from a call or email.
• Ten categories, from heating and hot water to damp and mould, pests and locks.
• Emergency, urgent or routine, with response targets you set (defaults: 24 hours, 7 days, 28 days).
• Reported, acknowledged, visit booked, in progress, fixed, closed — each step dated, with notes.
• Send it to a contractor from the repair; the job and the repair stay linked.
• The tenant gets a receipt with the time the repair was received and your target.
• When a contractor visit is booked, the tenant is told the day in writing — and staff are warned if it is less than a day’s notice.

Damp, mould and serious hazards

An account can switch to staged clocks — make safe, investigate, a written summary to the tenant, start works, complete — following the proposal to extend Awaab’s Law to private renting. They are labelled as proposed, not law, until the regulations are made.
