Questions agents and landlords ask

What is the notice period for selling or moving in?

Four months for Ground 1 (landlord or family moving in) and Ground 1A (selling). These grounds cannot be used in the first year of the tenancy.

What if the notice names several grounds?

The longest notice period of the grounds named applies to the whole notice.

Which grounds can start straight away?

Grounds 7A and 14 (serious anti-social behaviour and nuisance) can begin on the day the notice is served.

Has Section 21 gone?

Yes, for tenancies in England from 1 May 2026. Possession now needs a Section 8 ground.
