Deposit protection deadline calculator

A tenancy deposit in England must be protected in an approved scheme, and the prescribed information given to the tenant, within 30 days of receiving it. The deposit cannot be more than five weeks’ rent (six weeks’ where the annual rent is £50,000 or more).

Common mistakes

  • Counting from the start of the tenancy. The 30 days run from when the money was received.
  • Protecting but not serving the prescribed information. Both are needed within the 30 days.
  • A holding deposit that becomes the deposit. Once it is applied to the deposit, it needs protecting too.
  • No proof the tenant got the information. Keep how and when it was given.

What Abide.Rent does

Abide.Rent sets the 30-day deadline when a deposit is recorded, reminds whoever acts, and sends the prescribed information to the tenant with a receipt they confirm — evidence you can produce later. See the certificate expiry calculator for the other move-in documents. Not legal advice.
