Abide.Rent

Billing terms

The free trial, what Portfolio costs, how quantity is counted, renewal, failed payments, cancelling, refunds, price changes and VAT.

Last updated 20 October 2026

Abide.Rent is operated by the company named under “Who we are” on this page (“we”, “us”, “our”). These billing terms form part of our terms of use. If the two disagree about money, these billing terms apply. Tenants never pay, so nothing here applies to tenant access.

1. The free trial

The trial runs for 30 days from the day you sign up and includes every feature, for as many properties as you like. We do not ask for a card to start it. The trial ends 30 days after sign-up. We do not charge you automatically when it ends. If you have not chosen Portfolio by then, the account moves to Solo. Nothing is deleted.

2. Plans and prices

  • Portfolio monthly — £8.99 a month including 3 properties, then £2.00 a month for each extra property and £1.00 a month for each property from the 21st.
  • Portfolio yearly — the monthly price for your property count, times twelve, less 30% (£75.51 a year for 3 properties).
  • Solo — free for 1 property. You can always read and export your records.
  • One-off packs, only on Solo — £29 for one notice, £120 for one evidence bundle.

Prices are in pounds sterling. No VAT is charged. Abide.Rent is sold to businesses only, and a UK business accounts for any VAT under the reverse charge. Portfolio includes every feature: rent reviews, notices, evidence bundles, monthly landlord statements and the compliance score. You are not charged again for each notice. The prices on the pricing page on the day you subscribe are the prices you pay, until we change them under section 9.

3. How the quantity is counted

Portfolio is charged per property on your working list, let or empty. Archiving a property frees its place; its issued documents stay on the record. Tenant access is never counted. The base price covers 3 properties. There is no cap on properties.

When the number of properties goes up during a period, the next invoice includes a proportionate charge for the rest of that period. When it goes down, the lower number applies from the next period. The product shows the number it will bill.

4. Payment and renewal

You pay by card through Stripe, in advance, at the start of each month or year. Your subscription renews automatically for another period of the same length until you cancel. Invoices are in the product under Billing. We never see or store your full card number.

You can switch between monthly and yearly under Billing. The switch takes effect at the next renewal date.

5. If a payment fails

If a payment fails you have 14 days’ grace. After that the account moves to Solo. Nothing is deleted, and anything under legal hold stays readable. Stripe may try the card again during the grace period. We email the account owner when a payment fails. Update the card under Billing to stay on Portfolio.

6. Cancelling

You can cancel at any time in the product, under Billing. Cancelling stops the next renewal. Portfolio stays on until the end of the period you have already paid for, and then the account moves to Solo. We do not charge you again. Your records stay, and you can still read and export them.

7. Refunds

We do not refund part of a month or year you have paid for, except where the law requires it, where we charged you in error, or under the consumer cancellation right below.

If you are a consumer — using Abide.Rent wholly or mainly outside your trade or business — you can cancel a new paid subscription within 14 days of starting it. If you asked us to start Portfolio straight away, we may keep a proportionate amount for the days you had it. Letting agents and landlords who let property as a business are not consumers for this purpose.

8. One-off packs

A pack is a single payment, taken when you buy it, for one notice (£29) or one evidence bundle (£120) on an account on Solo. A pack is used when the notice or bundle is generated. A used pack is not refundable; section 7 covers anything else. Packs are never charged during the trial or while you are on Portfolio.

9. Price changes

We will email the account owner at least 30 days before a price change takes effect. The new price applies from your next renewal after that date. If you do not want to pay it, cancel before the renewal and the account moves to Solo at the end of the period.

10. VAT and invoices

No VAT is charged. Abide.Rent is sold to businesses only, and a UK business accounts for any VAT under the reverse charge. We supply Abide.Rent from outside the UK and are not registered for UK VAT. If your business is registered for UK VAT, you account for it under the reverse charge; each receipt and payment record says so. Tell us under Billing if your invoices need a VAT number or a different billing address.

11. What you keep, whatever happens

Control follows payment; evidence does not. Whoever pays runs the account. A notice already sent stays with each party. Anything attached to a live notice, tribunal referral or possession claim stays readable on any plan, including after a failed payment. You can always export.

12. Questions and complaints

Email us at the address under “Who we are” on this page. If something has gone wrong, our complaints procedure sets out what happens next.
