Damp and mould at

Dear ,

I am writing to report damp and mould at the address above. I first noticed it on . It is in the following rooms: .

What I can see (for example black spots, a musty smell, peeling paint, water running down windows or walls):

How it is affecting us (for example health, belongings, rooms we cannot use):

☐ I have attached photos, dated .
☐ I reported this before, on , by .

Please arrange for someone to inspect the cause and tell me in writing what you will do and by when. Please give me at least 24 hours’ notice of any visit. Damp and mould can harm health, and I would like this dealt with as soon as possible.

Please confirm you have received this letter.

Yours sincerely,

Keep a copy, and the photos. Send it by email or a method you can prove. If nothing happens, contact your council’s private housing team. Not legal advice.

Before you send it

  • Report damp in writing as soon as you notice it: the date you reported it is the record that matters.
  • Wipe and ventilate where you can, but do not paint over mould — the cause needs finding.
  • Shelter: damp and mould in rented homes

Awaab’s Law sets time limits for damp and mould in social housing. Timings for private renting are being consulted on and are not law yet.
