The score is a quick way to see which properties need attention. It is a prompt, not a legal finding.

Who this is for: letting agencies and landlords.

Property compliance score

A property’s compliance score and the items behind it.

What you are deciding

Which properties to deal with first.

Your options

  • 90 to 100: in good order. Every record that applies is valid and not close to expiry.
  • 60 to 89: needs attention. Something is expiring, due soon or missing.
  • Below 60: at risk. Several records are missing, expired or overdue.

What counts

  • Gas safety record, EICR and EPC: valid counts 1, expiring within 30 days counts half, missing or expired counts 0.
  • PRS Database registration: counts once your region's registration window has opened.
  • For a let property: deposit protection, the deposit prescribed information, and the written statement of terms or Information Sheet.

Records that do not apply yet are left out rather than marked down, so a vacant property is not scored on a deposit it does not hold.

A worked example

On Monday 12 October 2026 a let flat in Bury has a valid gas record, an EICR expiring in three weeks, an EPC on file, a protected deposit, prescribed information given and a statement of terms given. Five records count 1 and one counts half: 5.5 out of 6, a score of 92.

What Abide.Rent does for you

  • Shows the score on each property, on your dashboard and in the monthly landlord statement.
  • Lists the records behind it, worst first, so you know what to fix.

If something goes wrong

  • The score does not change after adding a certificate
What to do: Check the certificate's dates and that it is on the right property; refresh the page.
  • “No EPC band is recorded, so the minimum standard cannot be checked.”
What to do: Record the EPC band on the property's Compliance tab.

Common mistakes

  • Reading a high score as proof of compliance. It only reflects what has been recorded.
