Choosing between Portfolio, Solo and a one-off pack

Portfolio suits anyone who reviews rents or serves notices. Solo is free for 1 property. It suits small portfolios that only keep records. A pack covers one notice.

Plans

Plans: Solo, Portfolio and Scale, monthly or yearly.

What you are deciding

Which plan fits the number of properties you have and how often you review rents or serve notices.

Your options

  • Portfolio, paid monthly. £8.99 a month, includes 3 properties. Rent reviews, notices and evidence packs are included, with no charge for each one.
  • Portfolio, paid yearly. £75.51 a year for the first 3 properties, which is 30% less than paying monthly for a year.
  • Solo. Free for 1 property. You keep and export your records, but a new rent review or notice is not included.
  • A one-off pack on Solo. £29.00 for one rent review and its notice, or £120.00 for one evidence pack. Paid once.

A worked example

In October 2026 a landlord with 1 tenancies works out her costs for the year ahead. She expects to review each rent once. On Solo with packs, a review for each costs £29.00 in all. On Portfolio paid yearly, the same tenancies cost £75.51 for the year, with every review, notice and evidence pack included. An agency with 120 tenancies pays £142.99 a month on Portfolio, or £1,201.11 a year. One evidence pack bought on Solo is £120.00.

What Abide.Rent does for you

  • Counts the properties on your working list. Archiving a property frees a place once you lower the count.
  • Portfolio includes 3 properties. Then £2.00 per extra property.
  • Keeps packs off the menu while you are on Portfolio or on the free trial, because you already have what they contain.

If something goes wrong

  • “Subscribe to Portfolio before changing how many properties are licensed.”
    What to do: Subscribe first.
  • “Portfolio includes … properties, so the licence stays at least …”
What to do: You cannot license fewer than the included number.

Common mistakes

  • Buying a pack for each review when a subscription would cost less over the year.
  • Counting tenancies instead of properties. A property on the working list uses a licensed place.
  • Assuming Solo is a trial. It is a free plan with no end date.
