An account is on Solo when its free trial has ended without a subscription, when a subscription has been cancelled, or when a payment has stayed unpaid for more than 14 days.

Who this is for: letting agencies and landlords.

Solo plan

Solo, alongside Portfolio and Scale.

What you are deciding

Whether Solo is enough for you, or whether the work you have coming up needs Portfolio or a pack.

Your options

  • Stay on Solo. Read and export everything, keep 1 property and add compliance dates to it.
  • Buy one pack. £29.00 for a rent increase notice, or £120.00 for an evidence pack, without subscribing.
  • Go back to Portfolio. Portfolio is £8.99 a month, includes 3 properties. Then £2.00 per extra property, falling to £1.00 from the 21st. Yearly is £75.51 a year for the first 3 properties (30% off). Everything is available again as soon as the payment goes through.

What waits until you subscribe

  • Starting a new rent review.
  • Generating a new notice.
  • Adding a property once you have 1. If you already have more, they all stay and can still be read.

What is always open

  • Anything attached to a served notice, a tribunal referral or a possession claim.
  • The access of landlords and tenants you have invited.

A worked example

A landlord's free trial ends on Saturday 31 October 2026 with two let properties. On Solo she still sees both, with their certificates and past notices. In January she wants to propose a new rent on one of them. She can buy an increase pack for £29.00, or subscribe to Portfolio, which covers up to 3 properties for £8.99 a month.

What Abide.Rent does for you

  • Keeps every record readable and exportable.
  • Shows how much of your free allowance is in use.
  • Opens anything under a legal hold whatever the plan.

If something goes wrong

  • “New rent reviews and notices need Portfolio or a one-off pack.”
What to do: Buy a pack or subscribe.

Common mistakes

  • Thinking records are locked away on Solo. They are readable and exportable.
  • Adding a second property and being surprised it waits. Solo covers 1 property.
  • Buying a pack and not using it straight away. It stays on your account until you do.
