What does a landlord have to do?

The main recurring duties for a let home in England, with the law behind each one:

DutyWhat the law asksSource
Gas safety checkEach gas appliance and flue checked at least every 12 monthsGas Safety (Installation and Use) Regulations 1998, reg. 36
Electrical inspection (EICR)Inspected and tested before the tenancy starts, then at least every 5 yearsElectrical Safety Standards Regulations 2020, reg. 3
Tenancy depositProtected, and the prescribed information given, within 30 days of receiving itHousing Act 2004, s.213
PRS DatabaseAn active entry for you and for the property, in your region’s windowRenters’ Rights Act 2025, s.82
Rent increasesOnly through a Section 13 notice; a rent review clause has no effectHousing Act 1988, s.13(4A)

This is not the whole list. Run the landlord compliance checker for one property, and read gas safety, EICR and EPC dates.

Accidental landlord? Where do you start?

  1. Add the property and the tenancy. Read getting started as a landlord.
  2. Upload the gas safety record, EICR and EPC. Abide.Rent records the expiry dates and reminds you. Read upload a certificate and record its expiry date.
  3. Record the deposit, where it is protected and when the prescribed information was given.
  4. Check the property’s PRS Database window, so registration is ready before your region opens.

What if a letting agent manages the home?

If your agent uses Abide.Rent, you see what they did on your properties, without asking, and which duties are still yours. See what your agent did and who is responsible, or check one duty with the responsibility checker.

Questions landlords ask

Is Solo a free trial?

No. Solo is a free plan with no end date, for 1 property. The free trial is separate: 30 days of every feature, with no card.

What is not included on Solo?

Solo, free for 1 property, keeps compliance dates, reminders, and reading and export of everything you have recorded. On Solo, rent reviews, notices and evidence bundles are one-off packs, and support requests from the app need Portfolio. The API, integrations and AI assistants (MCP) are on Portfolio only.

I have two homes. Which plan do I need?

Portfolio. It is £8.99 a month and includes 3 properties, so a second or third home costs nothing extra.

Do my tenants pay anything?

Tenants never pay. Tenant logins are free on every plan. The agency or landlord whose workspace holds the properties pays for that workspace.

I use a letting agent. Is this still for me?

Yes. If your agent uses Abide.Rent, you see what they did on your properties from your own login, and the duties that are still yours. If they do not, you can keep your own record.
