Abide.Rent
For letting agents

Charge for compliance, not renewals.

Assured tenancies in England are now periodic, so there is no fixed term to renew and no renewal to invoice. The work that is left runs all year: rent reviews, certificates, PRS registration and reporting to the landlord. Abide.Rent produces the records that make that work visible, so you can package it and price it.

Why did renewal fees stop?

Since 1 May 2026, a term that makes an assured tenancy a fixed-term tenancy has no effect. The tenancy runs as a periodic tenancy with periods that match the rent periods (Housing Act 1988, section 4A, inserted by the Renters’ Rights Act 2025). So there is no end of term, and no renewal to arrange.

This page is about the business, not fee law. What you may charge a landlord, and how you must show it, is for your agreement and your advisers.

What compliance work can an agency package?

How do landlords see what they are paying for?

On the 1st of each month every landlord receives a statement for each property: the score, what changed, what is due next and who is acting on it. Between statements, the landlord’s own login shows what you did, as you did it. Read the monthly compliance statement and how the compliance score works.

How do you set the service for each landlord?

Record each landlord’s management agreement: the service level, who may serve notices, whose approval comes first, and who carries the duties that can move in writing. Those terms decide who is reminded and who may act. Read agreements and service levels and which duties an agent can take on.

A worked example: your own cost per property

An agency manages 120 properties on Portfolio. Paid monthly, that is £142.99 a month, or £1.19 a property. Paid yearly, it is £1,201.11 a year, about £0.83 a property a month. Whatever you decide to charge your landlords, that is the cost line behind it.

Portfolio includes every feature: rent reviews, notices, evidence bundles, monthly landlord statements and the compliance score. You are not charged again for each notice. The one-month free trial needs no card.

Questions agents ask

Can I still charge a renewal fee?

There is no fixed-term renewal left to charge for, because a term making an assured tenancy fixed term has no effect. What an agency charges a landlord, and how, is for your agreement with the landlord and your own advisers. This page does not cover fee rules.

Does Abide.Rent set or collect my fees?

No. Abide.Rent keeps the records your service rests on: reviews, scores, statements and packs. You agree your fees with each landlord yourself.

How does the landlord see the work?

Each landlord receives a statement on the 1st of every month and can open past statements in their own login. They also see a feed of what you did on their properties: notices, certificates, deposits, repairs and PRS registration.

Is the compliance score a legal opinion?

No. It counts whether the records are on file and in date. It does not judge them.

Can I offer different services to different landlords?

Yes. The service level is set per property under the management agreement: let only, rent collection, fully managed or guaranteed rent. Reminders and permissions follow it.

Not legal advice. England only. The rules on this page were read on legislation.gov.uk and GOV.UK on 31 October 2026. Check the current guidance, and take advice from a housing solicitor on a specific case. All solutions
