As the tribunal described the home in its decision.
What the decision shows
The landlord proposed £3,150 a month (+5% on the £3,000 already paid), and the tribunal confirmed it in full.
The tribunal valued the home at £3,300 a month, above the notice, but under the new rules it cannot set more than the landlord proposed. The landlord is held to the lower figure for at least a year.
Under the Renters’ Rights Act rules the new rent starts from the first rent day on or after the decision, with no backdating, so the landlord also lost the increase for the months the case took.
Disrepair came up in the decision. Condition the landlord is responsible for is usually deducted from the market rent.
