What the decision shows
The landlord proposed £1,130 a month (+27.7% on the £885 already paid). The tribunal set £990, £140 a month (−12.4%) below the proposal: about £1,680 over a year.
Under the Renters’ Rights Act rules the new rent starts from the first rent day on or after the decision, with no backdating, so the landlord also lost the increase for the months the case took.
The tenant asked for the new rent to start later for undue hardship; the tribunal did not agree, or the decision does not say it did.
