The register is not open yet. This list is the data it is expected to ask for, gathered now so registration takes minutes per property rather than a scramble at the regional deadline. Abide.Rent shows your progress against it but does not file the registration.

1. Your region and its window

  • Which region each property is in. The database opens one region at a time, each with a fixed window to register.
  • The deadline for each region, in the diary of whoever will register.

Look up your window in the PRS Database deadline checker.

2. The landlord

  • The landlord’s full legal name — a company’s registered name and number if it is a company.
  • A contact address and email the landlord is happy to have on the register.
  • Who will register: the landlord, or the agent on the landlord’s behalf, agreed in writing.

3. Each property

  • Full address and postcode, and the UPRN if you have it.
  • Property type and number of bedrooms.
  • Whether it is let, and the tenancy start date.
  • Licence details if it is an HMO or in a selective licensing area.

4. Safety and certificates

  • Gas safety record date (if there is gas), EICR date and EPC rating with expiry.
  • Copies on the property file, not in an inbox.

Find what is missing with the landlord compliance checker.

5. The numbers it will issue

  • A Landlord Registration Number and a Property Registration Number, issued when you register.
  • Somewhere to record both against each property, because both will have to appear on adverts once the government’s later advert rules start.

6. The fee

£65 per property per year, once live — for example, a 221-property book is £14,365 a year. Budget for it per landlord, since it is the landlord’s charge.

More detail: what the PRS Database will require.

Once registration is required for the property, an unregistered landlord cannot obtain a possession order except on grounds 7A or 14.
