What the decision shows
The landlord proposed £2,050 a month (+15.8% on the £1,770 already paid). The tribunal set £1,750, £300 a month (−14.6%) below the proposal: about £3,600 over a year.
The rent set is below the £1,770 the tenant was already paying. The tribunal values the home as it is, whatever the current rent.
Under the Renters’ Rights Act rules the new rent starts from the first rent day on or after the decision, with no backdating, so the landlord also lost the increase for the months the case took.
Disrepair came up in the decision. Condition the landlord is responsible for is usually deducted from the market rent.
