As the tribunal described the home in its decision.
What the decision shows
The landlord proposed £1,350 a month (+3.8% on the £1,300 already paid). The tribunal set £1,185, £165 a month (−12.2%) below the proposal: about £1,980 over a year.
The rent set is below the £1,300 the tenant was already paying. The tribunal values the home as it is, whatever the current rent.
Under the Renters’ Rights Act rules the new rent starts from the first rent day on or after the decision, with no backdating, so the landlord also lost the increase for the months the case took.
Damp or mould came up in the decision. Condition the landlord is responsible for is usually deducted from the market rent.
The tenant asked for the new rent to start later for undue hardship; the tribunal agreed.
