The Private Rented Sector Database opens on Tue 15 December 2026 — in the West Midlands only. Each region then gets its own three-month window, and every landlord in England should be registered by Sun 14 November 2027. Registration costs £65 a property a year and is renewed every year.

Why it matters
- Once registration is required for the property, an unregistered landlord cannot obtain a possession order except on Grounds 7A or 14.
- Registration issues a Landlord Registration Number and a Property Registration Number. Adverts will have to show both once the government’s advert rules start.
- The fee is due every year, so a portfolio is a recurring cost to plan for.
What the register is expected to ask for
- The landlord’s names and an address for notices.
- The property’s address, type and number of bedrooms.
- Gas safety, electrical (EICR) and energy (EPC) records.
- Any licence for the property.
The government will confirm the final list. Gather it now so each registration takes minutes, not an afternoon.
A register pack for each property
Abide.Rent builds a register pack for each property from the record you already keep: every item the GOV.UK “Register your rental property” service is expected to ask for, marked ready or missing, with what to fix, ready to copy into the government form.
What you also get
- A fee planner: £65 for each property, by the month its region opens, so a portfolio landlord sees the cost month by month.
- Somewhere to record both numbers once the register issues them.
- A yearly renewal reminder from the date you registered, so the fee and the record do not lapse.
- An assistant connected to Abide.Rent can prepare the pack, but cannot register for you.
What Abide.Rent will not do
Abide.Rent never registers for you. There is no public API to the register, and the landlord registers through the government’s service. We hold the pack, the numbers you enter and the renewal date.
