Reapit
API exists · not connected yetOAuth2, webhooks, properties, tenancies and contacts. Going live needs Reapit’s app review.
Vendor docsYour CRM stays the master record. Abide.Rent covers the part of the Act it leaves to you: the figure, proof of service, who is still legally responsible, the next date. Connectors are planned. None is live yet, and we will not say one is until it is. Today you import a CSV.
There is no shared UK lettings data standard, so every connector needs its own field mapping. Alto has no open API. The PRS Database has no public API planned. Serving a notice is never an inbound or outbound API.
These vendors publish APIs. A connector will be read-only by default, with a nightly reconcile so that a missed rent change cannot quietly skew a rent range.
OAuth2, webhooks, properties, tenancies and contacts. Going live needs Reapit’s app review.
Vendor docsAPI and webhooks, gated by a vetting questionnaire. For agencies that already run rent through PayProp.
Vendor docsAPI and webhooks for properties, tenancies, tenants and landlords. We would read those — not applicants or works orders.
Vendor docsAPI-key access, issued by the vendor. A nightly one-way sync is planned.
These need a commercial conversation with the vendor. Import a CSV in the meantime.
Alto has no public API. Zoopla’s developer portal is listings feeds, not Alto CRM data. Partner Hub is a commercial conversation, not a developer signup.
Vendor docsGated, per-product. Referencing and TDS deposit integrations exist. Not a tenancy CRM.
Broad APIs behind an enterprise partner agreement. Vebra is mainly portal feeds.
For systems without an API. Import a CSV today. A scheduled nightly import is planned and will use the same mapping and conflict rules.
Most systems can export a CSV of properties and tenancies. The product accepts a CSV import today. You review the rows before anything is applied.
The CRM stays the master record for properties and tenancies. Abide.Rent adds reviews, notices and evidence on top. Any write-back will be opt-in and limited to rent changes.
Properties, tenancies, contacts. Not applicants, offers, viewings, sales or works orders.
It can add, update and archive. If the CRM loses a tenancy, we archive the local copy and keep every notice and service record. The CRM is not the record of what was served.
Weekly to monthly conversions wait on a human. A silent unit error produces a plausible wrong number.
A review-date field is used differently from one agency to the next — some set it to the last increase, some to the next. That single field decides the 52-week rule. We ask rather than guess.
Some tools you may already pay for now produce a Section 13 notice. Portfolio is £8.99 a month for 3 properties after a one-month free trial. It covers what those tools leave to you — the risk on the figure, proof the tenant got it, who is still legally responsible, and a file that stays with you if the agent changes.
